Phase II of a two-phase project consists of 8 buildings on site ranging from 3 to 6 storeys, and a combination of mid-rise buildings and stacked townhouses. An underground parking level is shared by all buildings.

Services Provided

InGeo Design delivered excavation shoring and monitoring services for Phase II of the 2175 Keele Street development, a multi-building residential project by Daniels Corporation and Rumble Foundations. The site features various buildings ranging from 3 to 8 storeys, totaling 280 residential units, with one level of underground parking and newly constructed public infrastructure including a road and underground utilities.

InGeo responded with rapid-turnaround design solutions and strategic insights drawn from our diverse portfolio of residential and infrastructure projects. Our timely delivery and responsiveness were essential to maintaining progress across the excavation schedule.

Key Challenges

  • Delivering fast designs in time with construction sequencing
  • Protecting surface-level municipal infrastructure along Keele Street and sidewalks
  • Monitoring pile movement and vibration to ensure regulatory compliance

InGeo’s Role & Scope

  • Quick-turnaround design of soldier pile and lagging system with tiebacks for support down to P1
  • Pre-construction surveys documenting surface municipal infrastructure and conditions along Keele Street and public sidewalks
  • Full excavation monitoring services, including:
    • Pile target monitoring
    • Inclinometer monitoring
    • Vibration monitoring
  • Field support including tieback stressing reviews and responsive engineering adjustments during excavation
  • Direct access to InGeo’s senior engineers ensured fast decision-making and minimized delays
