Services Provided

InGeo Design was retained by Tricon to deliver excavation shoring design and monitoring services for a residential prominent mixed-use development in downtown Toronto. Spanning multiple intersections at Queen Street East, Ontario Street, and Richmond Street East, the project features two residential towers—33 and 24 storeys, built over a two-level underground parking structure. The excavation shoring system was installed by Green Infrastructure Partners (GIP).

InGeo’s engineering team developed an excavation support system tailored to the complex downtown site. A combination of soldier pile and lagging, and caisson walls supported by tiebacks, provided robust lateral support while integrating long-term structural loading where required. Careful coordination was required to accommodate adjacent heritage buildings and active TTC infrastructure.

Key Challenges

  • Designing support systems adjacent to sensitive heritage facade and TTC street tracks
  • Managing multiple street frontages and confined site conditions
  • Permanent loading requirements integrated into caisson wall design

InGeo’s Role & Scope

  • Design of soldier pile and lagging, and caisson wall with tiebacks for two levels of underground excavation
  • Integration of permanent loading into caisson wall design for long-term use
  • Pre-construction condition surveys of nearby heritage structures, TTC tracks, and adjacent properties
  • On-site tieback stressing to confirm design performance during excavation
  • Full monitoring package, including pile, precision, inclinometer, and vibration monitoring for active safety oversight
  • Quick, responsive communication with senior engineer throughout construction
