939 Eglinton Ave East – Upper East Village Condos

InGeo Design provided excavation shoring and monitoring services for Upper East Village Condos, a 21-storey mixed-use development by Camrost Felcorp Inc., located at the southwest corner of Eglinton Avenue East and Brentcliffe Road. The development includes 514 residential units and a three-level underground parking structure, situated in close proximity to the Eglinton Crosstown LRT alignment, featuring both TBM-driven and mined tunnel sections.

Given the site’s adjacency to critical transit infrastructure, the excavation phase required advanced analysis, precise coordination, and strict adherence to structural safety standards. InGeo worked in collaboration with Camrost Felcorp Inc., Diamond Corp, and shoring contractor Keller North America to deliver a constructible, safe, and responsive excavation support system.

Key Challenges

• Excavation adjacent to Eglinton Crosstown LRT tunnels, including both TBM and mined sections
• Monitoring requiring close coordination with transit protection criteria
• Deep excavation with multiple underground levels in a dense urban environment

InGeo’s Role & Scope

• Shoring design using soldier pile and lagging system and caisson wall, supported by rakers and tiebacks
• Finite Element Analysis (FEA) to assess excavation impacts on adjacent LRT infrastructure
• Monitoring deployed throughout construction:
  1. Pile Monitoring to track support system stability
  2. Precision Monitoring for high-accuracy measurements of structural movement
  3. Inclinometer Monitoring for ground displacement analysis
  4. Vibration Monitoring to ensure compliance near transit tunnels and adjacent buildings
  5. Oversight of tieback stressing and regular on-site field reviews to verify compliance with design
